A good rental experience starts before the keys are handed over. Confirm the person offering the unit is authorised, inspect carefully and make sure deposits, repairs and notice periods are written into the tenancy agreement.
Before paying a deposit
View the actual unit and verify the agent’s details. Ask for evidence that the landlord owns the property or has authorised the agent. Use traceable payments and obtain a receipt stating what the payment is for and when it is refundable.
Inspect the home properly
- Run taps, showers, toilets and the water heater.
- Test air conditioners, lights, sockets and supplied appliances.
- Look for leaks, mould, pests and signs of previous flooding.
- Check mobile signal, internet options, parking and access cards.
- Photograph every room, meter reading and existing defect.
Read the tenancy agreement
Confirm the tenancy term, rent date, deposits, utilities, minor-repair clause, maintenance responsibility, early termination and notice. Attach a signed inventory with the condition of furniture and appliances. Keep the handover report and dated photos until the deposit is returned.
Do not transfer money solely because a listing creates urgency. Pause and verify the property, representative and payment recipient first.
